Key insight: Many military buyers shop based only on BAH and then get surprised by the true monthly cost of ownership. Property taxes, HOA fees, insurance, and Mello-Roos (in some SD areas) can add $500–$1,200/month on top of your mortgage payment.

On a $620K home, that is roughly $570–$650/month. This is a fixed recurring cost often underestimated by first-time buyers.

HOA Fees  typically $250–$700/month for SD condos/TH
Varies widely by complex. Before falling in love with a property, always check the HOA fee AND whether the HOA allows rentals if you plan to PCS.

Mello-Roos  $0–$400/month depending on area and age of home
A special tax district assessment common in newer SD neighborhoods (Eastlake, Otay Ranch, some Chula Vista areas). Older neighborhoods typically do not have it. Always ask.

BAH & Affordability FAQ

Yes. BAH is considered qualifying income by most VA-approved lenders. Since BAH is non-taxable, lenders may gross it up by approximately 25% for qualifying purposes, which can increase your purchasing power. Confirm with your lender how they handle BAH in their specific qualification process.
Not necessarily. BAH is designed to cover a median-priced rental in your area, not your maximum possible mortgage. When buying, your total monthly housing cost (mortgage + taxes + HOA + insurance) may exceed your BAH, especially in San Diego's market. Make sure your total payment is comfortable within your full budget, not just your BAH.
Yes. BAH is tied to your duty location. If you PCS, your BAH changes to reflect the new duty location's rates. If you deploy, your BAH situation depends on whether dependents remain at your previous duty station. This is important to understand before buying — especially if your payment is closely aligned with your current BAH.
Yes — completely different. BAH is your military housing allowance paid while you are serving on active duty. The GI Bill Monthly Housing Allowance (MHA) is a separate benefit paid to eligible student veterans while enrolled in school. The MHA is generally based on E-5 with dependent BAH rates for the school's ZIP code. Do not confuse the two — they are separate programs with separate eligibility rules.
BAH (Basic Allowance for Housing) applies when stationed in CONUS. OHA (Overseas Housing Allowance) applies when stationed overseas. They are calculated differently and serve the same purpose — offsetting housing costs at your duty location. If you are considering buying in San Diego while overseas, understand that your OHA and future San Diego BAH may differ significantly.
